# How We Calculate

Learn about our subdivision cost estimation methodology, mathematical formulas, and municipal contribution rate structures.

Subdivision costs are split into four core operational areas: surveying, council application, civil works, and utility connections. Our calculator applies the following standard distribution ratios derived from historic dual-occupancy splits in Australia:

Regulations vary significantly between states. For example, in New South Wales (NSW), Section 7.11 and 7.12 developer contributions are significantly higher than equivalent municipal levies in Victoria (VIC) or Queensland (QLD). Our algorithm automatically applies a state-level difficulty multiplier (+$15,000 baseline adjustment for NSW and +$12,000 for VIC) to ensure realistic budgeting boundaries.
